Brand New Industrial Bay Build Out

I'm looking to get a quote on this industrial bay build out. Essentially it's 2,225 square foot bay, what we need built out is an office, reception area, bathroom, and kitchenette. Looking for cheap flooring to go in the office / reception area and a wall that separates the office from the warehouse space. The undeveloped area on the floor plan can have concrete flooring.
